The leasing team employs a multi-pronged marketing effort to showcase your property and quickly respond to seriously interested parties. The tenant placement process includes all advertising, showing, and leasing services for a flat fee equal to one month's rent.
Proactive Maintenance
We believe in getting ahead of problems. Our maintenance team is equipped to handle most issues but is reinforced by a strong vendor network. We take pride in our responsiveness, high quality communication, and inspection program, which includes an annual maintenance inspection plus move in and move out inspections. The inspections are included with the monthly management fee and set us apart by allowing owners to closely and transparently monitor long-term and short-term needs at no additional cost.

Accounting & Administration

All accounting functions are tracked and executed digitally, saving our clients valuable time and money. Tenants pay monthly rent via their resident portal, which is accessible at all times. Owners receive a monthly statement outlining income and expenditures and draws are directly deposited to accounts on file.
We are well versed in the license, inspection, and code requirements in the Philadelphia and surrounding region and are able to obtain, renew, and organize all administrative requirements for your properties.

What is the Tenant Turn-Over Process?
We have a specific process in place to handle tenant turnover which includes a written report and photo's comparing the condition when the tenant moved in and out. We determine what is normal wear and tear and what costs need deducting from the tenants security deposit return. We handle all the necessary repairs, complete paint touch ups, and thoroughly clean your property for the next tenant.
How is Rent Collected?
Rent is collected online through our resident tenant portal and is due every first of the month (or first business day of the month). Payments may also be made via check or money order and mailed to our office address.
Are there licensing requirements needed to be a landlord?
Yes. The city of Philadelphia requires a Commercial Activity License, Housing Rental License and a Rental Suitability License. Don't worry, we help take care of all that as part of our Management Service.
How are work orders submitted?
Maintenance requests are fielded through the online resident tenant portal. Residents should regularly check their portal for updates regarding scheduled work and timeline.
